Can I buy a share with someone?
Yes. You can buy a share with a family member or a friend. You both would be
on the title.
Can I rent out my weeks?
No. This policy is put in place to ensure minimal damage and to protect your
property and furnishings.
What if I cannot make my time
I am allocated to?
You may let a friend or family stay in your week but the shareholder of that
week is responsible for any damage that may occur. You may also contact the
other shareholders to see if you can trade weeks.
How much time do I get to use
the property?
This varies. We divide most of our properties into 1/6. This allows each homeowner
8 weeks a year. There are two weeks each year for maintenance which leaves
two unused weeks that are on a rotating schedule. This means every third year
you would get an extra week... making nine weeks total for that year.
Can I finance my share?
Yes. We have banks that will offer financing. Expect to put 25% of the cost
as a down payment.
Is smoking allowed?
No. For the consideration of others, all homes are considered to be
non-smoking homes.
Who is responsible for maintaining
the property?
We have a set management company in place to maintain the property for the first
year. After the first year, the owners may elect to keep the company in place
or change companies. There is a one-time fee each year of approximately $500
per property owner for maintenance. This amount is used for repairs, replacing
furniture, painting and so forth. If the full amount is not used, it will carry
on to the next year. Any major repairs will need to be agreed on by a majority
of the property owners.
Who handles paying bills each
month ?
Each property has a bill paying service in place that handles paying bills.
What if I want to sell my share?
You can sell or will your share at any time. Fractional Vacation Properties
will be happy to assist you in selling your share if you decide to do so.
